With views like these in an apartment like this, you wouldn’t want to be anywhere else, right?
More than ever before, Gold Coast locals are choosing to renovate their homes (and homes away from homes) with quality products that enhance the appearance and value of their home. A smart investment move over simply shopping for flooring based on pricing.
So in this booming housing market, is it still worth upgrading your flooring? And, will you get an additional return on investment when the market is so strong anyway? Selecting long-lasting, hard-wearing timber and residential carpet can help set the tone for your entire property. When investigating carpet replacement costs, engineered timber flooring prices and how much carpet installation costs, it’s important to remember that these simple changes can really go a long way.
Let's Check Out A Recent Renovation
This blog features images from a recent project we completed with Interior Designer, Earthborne by Design. The space truly captures the benefits of updating a space from floor to ceiling—even though the project was not specifically designed for resale.
The project called for a complete “refresh” of their dated beachfront apartment. The client’s brief was to create a relaxed, comfortable coastal theme for their home away from home. The flooring also needed to be compliant for apartment living.
Engineered Timber Flooring Brings You Bang For Your Buck
Engineered timber flooring effectively maximises the look and value of a property without the cost that comes with natural timber flooring. It’s almost indistinguishable from natural timber and is suitable for apartments—making it the perfect choice for our most recent project with Earthborne.
Making an immediate statement as soon as you enter the property, engineered timber is an excellent choice for those wanting to improve the overall aesthetics of a project.
Benefits of Engineered Timber Flooring on the Gold Coast:
- Timber flooring is durable and strong, generally outlasting cheaper flooring solutions.
- Timber flooring adds beautiful aesthetics to your home and comes in a variety of types and finishes.
- Engineered timber floors are primarily made from plantation-grown trees, making them a more sustainable timber option.
As a sustainable flooring option that’s long-wearing, potential buyers will know they can move into the property without having the added expense of upgrading their flooring straight away (or even within the next few years)!
It’s important to note that engineered timber flooring prices vary from brand to brand and plank to plank. We only recommend and install brands that truly stand the test of time.
For this project, Earthborne selected Preference Floors timber flooring in style Prestige, and colour, White Sands. They are stunning extra wide planks with exceptional decorator colours to compliment any interior. And, with a scratch resistant finish and limited lifetime structural warranty, Prestige Oak Flooring ensures lifetime enjoyment for the current owners and beyond!
How Much Does Carpet Installation Cost? Is It Worth The Investment?
Like timber, carpet replacement costs can vary significantly. But at the end of a long day when it’s time to wind down, there’s nothing quite like the feeling of bare feet on a super-soft carpet.
So how do you choose a residential carpet that’s really going to add value to your property? Well, there’s a few things to consider:
- Fibre type – to truly add value, we recommend selecting a quality soft nylon or wool carpet.
- Carpet backing & construction – choosing a carpet with a structurally sound backing will assist in its longevity. If you’re not selling your property right away, you want a carpet that’s going to look just as good in 12 months as the day it’s installed.
- Stain resistance – this is always a great selling feature, especially for young families.
- Warranty & lifespan – did you know that most carpet actually comes with a ‘lifespan’? Some cheaper fibres only last 3-5 years, while top quality nylon carpets can last 25 years (or more!). Like timber, potential buyers can see the value in quality carpet and appreciate not having to bear the cost of updating it once they’ve moved in.
For this project, Earthborne took into consideration that we spend a third of our lives sleeping (well, some of us), so wanted the bedroom to become a sanctuary for our homeowners. A place to escape from the hustle, bustle and noise of the busy world.
Earthborne selected Magnetic Bay by EC Carpets in colour, Radical. This loop pile nylon carpet is track resistant, is ultra-hard-wearing and is fire resistant for multi residential applications. It also comes with a 15 year residential wear warranty.
So is it worth updating flooring for re-sale in a booming housing market? Of course! Not only are the immediate aesthetic benefits important when potential buyers are inspecting the property, but so too are the perceived financial gains for the new homeowner. When quality, long-lasting products with guarantees are incorporated into your sales pitch, this is going to improve your return on investment—especially in a booming market.
As you can see, this two bedroom apartment on the beachfront at Surfers Paradise, underwent a total renovation and has been completely transformed into a contemporary, coastal home-away-from-home for the owners. While not re-appraised prior to the release of this blog, it’s safe to assume that the value of this property has certainly increased.
We are always thrilled to collaborate with Paul from Earthborne by Design and recommend anyone who is able, to work with an experienced Interior Designer.
